This is a
well established retirement home in a beautiful setting near
historic Big Horn, Wyoming. Sheridan County has a rapidly aging population. Edmonson's is near one of America's newest and most appealing
golfing
community, the Powder Horn. This has a number of "snow bird" residents and
could be a good resource for retirement home residents.
The home is
situated on 7.62 Acres with 2 other parcels available. It is well irrigated
and has a spring fed pond. There are no restrictive covenants and the
land is zoned rural agricultural. Big Horn, WY has a well-funded and
much sought after school system. There is a low Student/Teacher ratio that
enjoys a very low turnover rate.
The home is
licensed by the state health department as a Board and Care with a capacity
of 8. Current owner prefers keeping occupancy lower thereby allowing her to
manage the business with little help. She lives on site in a
manager's aptartment on the lower level. The new owners could hire a live-in
manager and build their own home on one of the two adjoining parcels of
land.
Edmonson's
opened over ten years ago and has retained a good reputation in the
community. The facility is currently ladies only, non-smoking
facility. The new owners will set their own guidelines, as well
as board rates.
The
Edmonson's will allow their name to stay with the home, will assist the new
owners in the management of same and will sign a "no compete" clause.
Recent
changes in construction requirements for assisted living/board and care
homes have made it unfeasible to open smaller facilities while the need for
these homes continues to grow. Several homes have closed in the last 5 years
in Sheridan County and have not been replaced.
The home is
approximately 2400 sq ft on the main level, housing 8 residents in 5
bedrooms, each with its own bath. There is a 2 Br, 1 bath apartment on the
lower level for a manager or more private living. The home and 7.62
acres have a detached 30 x 40 garage with shop area, barn, corrals and a
spring fed pond that stays open year round.
